Fire Separation Reports
QBM are fully certified to carry out fire separation inspections.
A fire separation inspection will entail a complete inspection of the roof space and all common areas of the complex to indentify correct separation of units and compliance with the Building Code of Australia.
Fire can so easily spread from one unit to another through any gap or hole that it can find. Something as small as a new TV or telephone cable having been installed and compromising the fire separation panel or fire proofing, can become a major risk should a fire develop.
Short cuts by building contractors have been discovered as a major concern with fire separation not having been installed and this is not usually discovered until a fire has occurred and burnt an entire building down instead of it being contained within one small portion.
Major issues involving fire separation include:
- Binders for trusses being carried through fire separating walls
- Numerous penetrations being made through separating walls with little consideration given to protection
- Separating walls not being carried through to the underside of roof sheeting and packed with an appropriate fire resistant material to manufacturer’s specifications
- Gaps not being packed between separating walls and masonry veneer walls
- Inadequate protection to roof spaces of eaves, verandahs and similar spaces that are common to more than one unit/dwelling
