Asbestos Audits and Reporting
THE ASBESTOS AUDITING PROCESS
Identification - QBM only use fully trained professional asbestos auditors to inspect your property and identify all suspect asbestos materials.
Sampling - It is not a legislative requirement that sampling be carried out should a client not require it. It is possible to “assume” that an item will contain asbestos because it is suspected.
Analysis - Once an asbestos sample has been obtained, the samples will be analysed at a NATA accredited laboratory. Three methods for identifying asbestos currently exist; Polarised light microscopy (PLM), X-ray diffraction (XRD), and Electron Microscopy (EM). The PLM method is preferred.
ASBESTOS MATERIALS REPORT AND REGISTER (AMRR)
What is an AMRR? - An AMRR is a document which contains details of the location, type and state of any asbestos containing materials (ACM) within the building or complex. The details for the AMRR are gathered from the results of an asbestos audit of the property.
Why have an AMRR? - Prior to the 1st November 2000, there has been no legal obligation to keep a register of ACM within Queensland Workplaces. It is now legislation for owners of buildings built prior to 1990 to have an AMRR. An asbestos register must be developed prior to the sale, renovation, lease or demolitions of a building.
Penalties? - There are penalties if owners do not abide by the ACT. These apply to those not obtaining an AMRR within the allotted time frame or when the building is sold. Currently the penalties are “40 penalty points”
Annual Reviews - The WH&S regulations requires the property owner to update the AMRR upon any asbestos removal work, and it is also a requirement that the condition of any ACM is reviewed at least on an annual basis. Refer to Section 9.3.1
QBM will schedule the asbestos review in accordance with the asbestos legislative requirements in consultation with the property owner.
